Edward Cruz, diputado del PRM de la comunidad dominicana en el exterior trabaja en comisión para impulsar la ley de alquileres

DIARIO ULTRAMAR, SANTO DOMINGO, RD.- El diputado de la comunidad dominicana en el exterior del PRM, Edward Cruz, al momento de ser entrevistado por este medio informativo por ser miembro de la nueva comisión de la Cámara de Diputados, que persigue impulsar y aprobar el proyecto de ley de alquileres de bienes inmuebles y desahucios en la República Dominicana.
El diputado Cruz, dijo sentirse sumamente complacido en pertenecer a la nueva comisión que preside el legislador Amado Díaz, para conocer y estudiar ese importante proyecto de ley de la autoría del presidente de la Cámara de Diputados, Alfredo Pacheco.
Cuando se le preguntó por qué esa ley no fue aprobada en el 2020, la primera vez que fue sometida a comisión, Cruz expuso: «A pesar de ser considerada de vital importancia y prioridad, parece ser que no hubo un real consenso por parte de los miembros que conformaban la Cámara de Diputados en ese momento, entiendo que esa pudo haber sido una poderosa razón».
¿Cuál es el objetivo principal de este proyecto de ley?, expresó: «Busca garantizar los derechos de los inquilinos y los propietarios, pero especialmente de aquellos dominicanos que viven en el exterior y se sacrifican por comprar sus viviendas y luego tienen que pasar vicisitudes para poder cobrar los alquileres y hasta hacer un desalojo. Esta nueva ley llevará tranquilidad para los inversionistas y propietarios dominicanos que residen en el exterior».
¿Qué porcentaje se establecerá en la ley al momento de renovar un contrato de alquiler?, expresó: «Se tipifica un 10% anual como incremento en los alquileres de inmuebles, el cual quedará establecido previamente en el contrato».
Además puntualizó: «Que en los contratos se establecerá la prohibición de el inmueble alquilado para otra actividad que no esté estipulada en el acuerdo por escrito».
En la parte final felicitó al diputado Alfredo Pacheco, por la visión presentada en esta ley y augura que los miembros de la comisión especial mixta dará como resultado una pieza legislativa que garantizará los derechos de los ciudadanos, tanto como inquilinos como arrendadores autorizados.
Entre los puntos del proyecto de ley se tipifica la expedición de procesos en caso de desalojos.
